Turkey residency revolution: all Alanya districts now open for Ikamet!
Big news for investors: as of June 12, 2026, Turkey's immigration authority has lifted the district-based "stop list" for residency permits in Alanya. You can now buy property anywhere - from the city center to Kestel or Mahmutlar - and apply for a residence permit.
But don't celebrate too quickly. Rules have tightened:
Property-based residency: Minimum appraisal value of $200,000 (report must be less than 3 months old).
Touristic residency: Bank balance must cover 1.5x the minimum wage (≈30,000 TL) per family member, per month.
Pensioners: Now eligible for up to 2-year permits with proof of pension.
Crucial: Applications filed before June 12, 2026, are still reviewed under old (stricter) rules. No exceptions.
Residency is easier geographically — but harder financially. Get expert help to navigate the new requirements and secure your ikamet.
